Moncton - 8 days to Spring

Only 8 days to Spring and the beginning of Moncton's version of a Spring real estate market.

Normally Spring is the busiest season in the metro Moncton real estate market. But with only 8 days to go the local snow cover may delay our Spring market. No shortage of listings though. Now if the buyers would come out of hibernation......

Moncton Real Estate Market - 2014 Review

With just over two weeks to go before the end of the 2014, the Moncton area real estate market is firmly in "Buyer's Market" mode. My postings on my other Moncton real estate blog, blogMoncton.com, contain some easy to comprehend graphs which illustrate the monthly and quarterly real estate activity in 2014.

In a few weeks I will post my forecast for the Moncton area real estate market in 2015.

Moncton Real Estate Forecast for 2014

It's 2014 and a year since my last post to this blog. Not that I haven't been blogging. I'm been posting on my #1 Moncton Real Estate Blog -blogMoncton.com - all last year.

So here is my prediction for the local real estate market for 2014

  •  Lots of listings from which to choose, in fact above average all year.
  • About the same number of buyers in the market as in 2013.
  • Buyers will have the advantage over sellers.
  • It will be another disappointing year for sellers who list their properties to "test the market".
  • These sellers will hold out for top dollar, hoping to find a unsophisticated or unrepresented buyer.


So, buyers, here it is. Buyer's market for buyers who find motivated sellers. And the best way to achieve that goal is for a buyer to be represented by an experienced buyer agent.

Moncton Real Estate Forecast for 2013

It's 2013 and a year since my last post to this blog. Not that I haven't been blogging. I'm been posting on my #1 Moncton Real Estate Blog - blogMoncton.com - all last year.

So here is my prediction for the local real estate market for 2013. Lots of listings from which to choose, in fact above average all year. About the same number of buyers as in 2012. However 2013 will favour those buyers over sellers who are motivated to sell. 2013 will be a disappointing year for sellers who only list their properties to "test the market".
These sellers will hold out for top dollar, hoping to find a unsophisticated or unrepresented buyer.

So, buyers, here it is. Buyer's market for buyers who, find motivated sellers. And the best way to achieve that goal is for a buyer to be represented by an experienced buyer agent.

Moncton Leads MLS® Sales in New Brunswick

Hot off the computer on August 31st - Total real property sales and volume reported in Fredericton, Moncton and Valley are not far off previous years but Saint John and and Northern New Brunswick have stumbled.

The Moncton area remains the most active real estate market.

An energy efficient house built ahead of its time

Not all twenty plus year old houses are energy hogs. Some were built to energy efficiency levels that are higher than most new housing being built today. Recently I listed for sale just such a house. This is a multi level style with over 2,000 square feet of living area above grade. Built for the owner with 9 inch thick walls rated at R-28, a heat recovery ventilation system and baseboard electric heat, this house is at the top tier of energy efficiency even today.

Housing Sales in the City - Not Hot

The total number of residential sales within the City of Moncton reported to the GMREB year-to-date is down by 28.5%. This number stands out when compared to the City of Dieppe (down 8%) and the Town of Riverview (down 17.5%).

Buyers take note - now is the time to find the motivated sellers. But beware of double agents. You should have the undivided loyalty of you own agent. Learn more about agency on my other blog www.blogMoncton.com

Because a significant percentage of residential sales in Moncton are new construction housing, I prepared a chart for existing and a chart for new.

Moncton Housing Market Update Spring 2009

The MLS® sales facts for the City of Moncton in the first four months reveal:





  • 2009 sales of existing housing is off to the slowest start in the last five years.

  • 2009 sales of new housing is also off, but not as much.

  • Mortgage interest rates are at historically low levels.

  • There is a good selection of housing for sale in the city of Moncton listed MLS® :
    156 - new construction
    173 - less than 20 years old
    239 - over 20 years old

2009 Canadian Budget - Incentives For Housing

Moncton area home owners, recent buyers of new construction, and potential home buyers (first time or otherwise) are all offered incentives in the proposed 2009 federal budget.

One of the incentives, the Home Renovation Tax Credit, is only offered for the next twelve months so it would be wise to start planning now. Note to recent purchasers of new construction - the Home Renovation Tax Credit applies to driveway paving and landscaping.

The First-Time Home Buyers’ Tax Credit is a three year program and even applies to individuals who have owned before as long as it was not in the calendar year of the home purchase or in any of the four preceding calendar years.

But what's really important is that right up front the consumer can read about disclosure. Disclosure of Role - Agency that is. Consumers need to know the ethical requirement that REALTORS ® must disclosure the nature of the service they will be providing. Consumers have rights. They have the right to say "NO" to dual agency.
