Not all twenty plus year old houses are energy hogs. Some were built to energy efficiency levels that are higher than most new housing being built today. Recently I listed for sale just such a house. This is a multi level style with over 2,000 square feet of living area above grade. Built for the owner with 9 inch thick walls rated at R-28, a heat recovery ventilation system and baseboard electric heat, this house is at the top tier of energy efficiency even today.

Housing Sales in the City - Not Hot

The total number of residential sales within the City of Moncton reported to the GMREB year-to-date is down by 28.5%. This number stands out when compared to the City of Dieppe (down 8%) and the Town of Riverview (down 17.5%).

Buyers take note - now is the time to find the motivated sellers. But beware of double agents. You should have the undivided loyalty of you own agent. Learn more about agency on my other blog www.blogMoncton.com

Moncton Housing Market Update Spring 2009

The MLS® sales facts for the City of Moncton in the first four months reveal:





  • 2009 sales of existing housing is off to the slowest start in the last five years.

  • 2009 sales of new housing is also off, but not as much.

  • Mortgage interest rates are at historically low levels.

  • There is a good selection of housing for sale in the city of Moncton listed MLS® :
    156 - new construction
    173 - less than 20 years old
    239 - over 20 years old

2009 Canadian Budget - Incentives For Housing

Moncton area home owners, recent buyers of new construction, and potential home buyers (first time or otherwise) are all offered incentives in the proposed 2009 federal budget.

One of the incentives, the Home Renovation Tax Credit, is only offered for the next twelve months so it would be wise to start planning now. Note to recent purchasers of new construction - the Home Renovation Tax Credit applies to driveway paving and landscaping.

The First-Time Home Buyers’ Tax Credit is a three year program and even applies to individuals who have owned before as long as it was not in the calendar year of the home purchase or in any of the four preceding calendar years.
